Median Home Sales

From February 2025 to February 2026, the median sales price dipped -1.5% over the year, from $345,000 to $339,000. Pending sales and closing sales declined, too. Days on the market increased, another potential sign of a declining market.

The hottest market was the Upper Minnesota Valley Region (approx. from Renville to the South Dakota border). The median sales price surged from $120,000 to $165,000 over the year.

Sale concessions and down payment assistance are excluded from the calculation. Sample size can affect how the numbers look - this might be the case in the Upper Minnesota Valley Region’s price change.

Gas Price

The graph shows the price per gallon of regular gasoline for the first week in each month The for the week ending April 6, 2026, was $3.569, up from $2.954 in March (and even further up from $2.682 in February and January).

This is the highest price since October 2023.

Minnesota trends below the national average. $3.585 was Minnesota’s average price per gallon on April 7, 2026, according to AAA . The national average was $4.140.

AAA reported that the national average exceeded $4 for the first time in four years, due to conflict in the Middle East and closure of the Straight of Hormuz.

Bankruptcy Filings

The state’s bankruptcy filings are up, compared to last year, but down YTD. Numbers from the federal bankruptcy court lag behind a couple months. If 2025’s pattern repeats, we might experience an upswing.

The largest increase in filings comes from the Fergus Falls office (there are offices in Minneapolis, Saint Paul, Duluth, and Fergus Falls). Fergus Falls has an increase in filings of over 14% so far this year. That office led the state last year with an increase of over 30% in filings from 2024 to 2026.

Median Pay

$59,600 was the median annual pay level for Minnesota in March. That’s actually a $100 decline: $59,700 was the median pay level in February. And it’s less than a 2% increase from last year. Median annual pay level for Minnesota in March 2025 was $58,500.

State of the State

Gas prices are rising. And the rise in median pay isn’t keeping up with inflation. Both statistics hint at areas of concern. But the U.S. military offensive against Iran is a huge question mark, in terms of its economic impact on the state. Wait-and-see might be the default for April 2026.
